All correspondence should be addressed to Mrs M Tonizzo, 5 Abbey View Gardens, Bath, BA2 6DQ.  Placing a booking with the owners indicates you and your party’s acceptance of the following conditions.

BOOKING

A deposit of 50% of the full rental price is required with your booking.  No contract will exist between us until this is received.  We will then email you to confirm your booking.  Should the funds fail to clear with our bank or be subsequently recalled by your bank we shall be entitled to cancel the booking without notice.

PAYMENT OF BALANCE 

The balance of payment must be paid no less than 6 weeks before the letting period commences.  If the balance is not received by us we shall be entitled to cancel the booking without prejudice to our claim to cancellation charges, and to retain the deposit.  For bookings made within 6 weeks of the beginning of the letting period the full rental is payable at the time of booking.

CANCELLATION BY YOU 

 In the event that you wish to cancel all or part of your booking, or that the booking is cancelled by us due to non-payment, we shall be entitled to the following percentage of the holiday rental.  Cancellations by telephone or email must also be confirmed in writing to the above address.

6 weeks or more before the first day of letting        Deposit

4 weeks or less before first day of letting                100%

CANCELLATION BY US 

In the highly unlikely event that, for reasons beyond our control, we should need to cancel your booking we would refund to you in full any monies paid to us in respect of the letting.

NUMBER OF PERSONS

No more than the number of persons agreed at the time of booking may stay at the property during the rental period.
ARRIVAL AND DEPARTURE TIMES

Guests are asked to arrive no earlier than 4 pm on the first day of the rental period and to leave no later than midday on the final day of the rental period.  These times apply to all bookings unless prior arrangements have been made with the owners.

KEYS 

A set of keys to the property will be sent by recorded delivery to guests’ home address in advance of the letting.  At the end of the rental, they should be returned to the owners address above, also by recorded delivery and suitably packaged to minimise possible loss in the post.

BREAKAGES 

Any breakages that occur whilst guests are in occupation must be reported to the caretaker or owners and paid for in full.

SMOKING 

No smoking is permitted in any part of the apartment at any time.

TELEPHONE 

The telephone in the apartment may not be used to make outgoing calls unless used in conjunction with guests’ own prepaid telephone card.  The only exception is in the case of calls to the emergency services or to the caretaker or owners.

INSURANCE 

Placing a booking with the owners will be taken as indication that you and all the members of your party have suitable holiday insurance in place in respect of the said booking.

PROBLEMS/COMPLAINTS 

In the event of a problem arising or a complaint about the accommodation whilst you are in occupation please speak to our caretaker in the first instance.  If she is unable to resolve the matter please telephone the owners.  The telephone in the apartment may be used for these telephone calls.
